The sales statistics for January are in. There were 21 sales of detached housing. That’s down from the 32 sales noted in December, but up slightly from January of 2019. This marks the 5th month in a row where the sales total is up from last year. This improvement is likely linked with the increase in activity in Vancouver, which also began about 5 months ago. However, the Benchmark Price – that is, the price of an average home in an average area – decreased 1.7% to $564,900, representing a drop of almost $70,000 from our peak Benchmark Price of $634,000. Condo and apartment sales remain remarkably constant, showing 7 sales this January, 7 sales in December and 7 sales in January of 2019. With land, there were just 2 sales last month, a substantial drop from the 12 sales we saw in January of 2019. Our busiest category is detached housing and the listing supply continues to be of some concern. There are currently only 245 listings of detached homes on the Coast - well below historical averages.
